Can you hold a place before I apply?
We cannot hold any properties. To secure a property all applicants, all adults 18 years of age or older that will live in the property, must complete the application process, all documents must be signed, and security deposit must be paid before we can take the property off the market. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No, security deposit is due at the time of document signing, 1st months’ rent, and any applicable pet fee(s) are due on or before the first day of the lease starting. Access to the property will only be given when the account has a $0 balance. -
How old do you have to be to apply?
All individuals 18 years or older must apply if living in the property. -
Is the deposit refundable?
Security deposit is refundable within 30 days of the end of the lease after all conditions of the move out process have been taken care of. Any required cleanings/repairs that are found to be the tenant’s responsibility will be deducted if applicable. Our goal is to refund the full amount, meaning the tenant(s) have done their parts to ensure the property is left in good condition. -
Who needs a cosigner?
Cosigner is allowed for individuals that need one for credit/income purposes only to meet the requirements. -

How do I pay rent?
Via your online portal through Rentvine, you will receive an invite to sign up for the portal during the onboarding process, same place you will pay security deposit. -
I want to get a pet. What do I do?
You Reach out to your individual property manager and let them know what kind of pet and how old so they can ask the individual property owner for permission. DO NOT get the pet prior to receiving written permission. There is no guarantee the owner will allow it and you will be in breach of contract without prior authorization. You will need to also complete a pet profile and sign a pet addendum and pay a non-refundable pet fee if approve. -
I want to move out, but my roommate wants to stay. What do I do?
You will need to have a discussion with your roommate first. Your roommate will have to show proof that he/she qualifies for the property without you in order to remove you from the lease obligation. Your roommate may choose to replace you with a new roommate, but that person(s) will need to go through the application process and qualify. -
My lease expiration is coming and I want to move out. What do I do?
My lease expiration is coming, and I want to move out. What do I do? Use your portal to provide the minimum notice requirement (check your individual lease to ensure you do not have a longer requirement than the typical 30 days). Ensure the property is in show ready condition from that point on. Be prepared to vacate the property during scheduled showings as you are required to allow them with proper notice. If you would like to avoid showings that is your right but then you will be liable for following 30 days after you vacate. -
Who is responsible for paying for repairs & maintenance requests?
If the repairs and maintenance requests are due to something tenants caused than the tenants are responsible. Normal wear and tear, damage from storms, system failures due to age, are owner financial responsibility as long as tenants inform management of issues and make it possible for appropriate vendors to access the property to make needed repairs. If a tenant chooses to have a repair done without prior authorization and owner is not required to reimburse tenants, even if it would otherwise be an owner expense. Always notify management in a timely manner of any maintenance issues that need attention.
